REVEALED: The cheapest place to buy a house in Perth

When the housing market is booming in WA, there’s nothing quite like haggling.

Fortunately, while Perth’s median home price hovers at $527,000, there is still area for the savvy home hunter to find on the property ladder.

Some suburbs even have an average home price of less than $300,000, giving buyers willing to venture outside around the CBD.

Here are the Perth suburbs with the lowest median house prices for the 2021-22 financial year.

Armadale

Armadale has cemented its status as a bargain hunter’s paradise, as the cheapest suburb to buy a home in Perth.

Residents face a 37km journey down the Kwinana Freeway from the Perth CBD but they can also enjoy an average home price of just $289,000.

Last financial year, 378 people bought suburban homes, mainly first-time homebuyers and investors.

Medina

Another southern suburb, Medina is one of only two areas in Perth where buyers can still buy a home for an average of less than $300,000.

Last financial year, 91 suburban properties sold for an average $290,000.

This suburb is about 38km from the city of Perth and the WA Real Estate Institute confirms that it is an “excellent first home buyer’s choice” due to its proximity to larger suburbs such as Kwinana.

Despite the region’s affordable price tag, home values ​​increased 10.8 percent last financial year.

Camillo

Another suburb south of Perth, Camillo was Perth’s third-cheapest suburb last financial year with a median house price of $301,000.

Around 37 km, the suburbs are described by REIWA as “a family-friendly suburb with good access to schools and public transport”.

Last financial year, 111 people bought in the area.

Brookdale

On the outskirts of national parks and state forests, Brookdale is located 26km southeast of the city, where the median home price is just $315,000.

Last year, 54 homes were sold in suburbs, up from 40 the previous year and home prices have increased by an average of $47,000 in the past year.

And it can be a great place for savvy investors, with REIWA providing more price growth for the area.

Parmelia

Home prices have increased by 12.5 percent in Parmelia in the last 12 months but still remain one of the cheapest places to buy in Perth.

The median house price is $315,000 in Parmelia and there seems to be no shortage of Western Australians looking to move there.

Last financial year 163 houses were sold in the suburbs, which is 34km from the CBD.

Orelia

Sandwiched between Medina, Bertram and Parmelia, Orelia is located in Perth’s cheapest suburban enclave.

The median house price hit $316.00 last year – 10.9 percent higher than the previous year.

A whopping 121 homes were sold in Orelia last financial year — the equivalent of one home every three days.

Mandurah

Not only popular with tourists, it seems that places to stay in Perth are also popular with shoppers.

The beach and canal, about 95km south of Perth, proved popular with shoppers last financial year, with 230 homes sold.

But despite their popularity, home prices are still relatively affordable, hitting an average of $319,500.

Calista

Another suburb of Kwinana City, Calista has seen a massive increase in house prices for the last financial year.

However, even though house prices grew by 17.8 percent, it still costs an average of $324,000 to buy a suburban home.
